When the housing market crashed in 2007, it took the new construction market with it. As the economy has recovered, so has building brand new homes.
"We've seen a number of different increases in two price points the entry level which in our market is about 350 to 500," said Mickey Ricciardi, Belmonte Builders sales and marketing director. "It's usually a first time homebuyer, younger family starting out and then obviously as baby boomers started to retire four or five years ago, the leading edge baby boomers have buying ranches and master bedrooms on the first floor type plans.
Most people looking for a brand new home, are looking towards developments.
"Most people want to buy a home in a neighborhood, I think," Ricciardi said. "They feel more secure from a real estate equity standpoint that they'll always be somebody that'll buy that home again down the line. We try to make the homes very unique to the spot they're in. We also won't allow the same home to be built across the street or directly next door. We also won't allow the same color for two houses in a row."
Securing funding for new construction is fairly similar to buying a re-sale home.
"Usually builders that have a stronger balance sheet and are more established builders take a deposit and look for the rest of the money at the closing," Ricciardi said. "A lot of smaller builders will have customers get a construction loan and there will be stages along the way. After we've begun construction on the home until the closing they don't pay for anything. At the closing they pay the balance that remains."
Making decisions for the layout and design for your new home can be exciting and fun, but there does come a time in the process when you cannot change your mind.
"When the home begins construction we prefer at that point not to have any more changes," Ricciardi said. "What's realistic is we try not to make any more changes after the home's begun to be framed, so the windows go in. Now we're talking major construction to change things."
It's also important to look at various neighborhoods and builders to find out which one may be the best to suit your needs.
