SAN ANTONIO — San Antonio home sales continue to stay at a record high for this time of year.

  • 9% increase from September 2018
  • Experts say it's easy to make mistakes when buying, selling

Last month more than 2,700 homes were sold, a nine percent increase from last September 2018.

It's a sellers market, but real estate experts say there are certain things you need to remember if you want to seal the deal smoothly.

Real estate experts say it's easy for your dream home to become a mortgage nightmare and with so many people moving to South and Central Texas, a lot of people are making little mistakes that have big impacts..

"You have about a 30 second window when they come through the front door to catch their attention," real estate expert and broker Josh Dym said.

"You don't want to mess with your credit, your income, or your assets. One of the things is to have a good idea of how much do you want to spend on a house, how much can you afford on a monthly basis," Jefferson Bank's VP of Residential Mortgage Lending Todd Schneider said.

Schneider works in lending and Dym is a broker. They've known each other for years and work together a lot. When it comes to people buying and selling, they've got stories.

"Even though I told them not to spend any more or do anything with their credit, they bought a bed and as a result they didn't have enough funds for closing. "I had a guy text me, I was in church on a Sunday and he was signing to buy a car two days before closing," Schneider said.

Schneider says you should also talk to a loan officer if you're changing jobs or your income changes in any way.

"Every once in a while, I'd say maybe twice a year where they still just think 'Oh it won't matter'," he said.

Turns out it matters on the buying end, and on the selling end, there are also some things you want to do. Dym says you need to know the market.

"A lot of people have a false sense at times about what their property is worth," said Dym. "We also suggest, one of the biggest things is to have an inspection before you put the house on the market," he said.

Once you're ready to sell, have your home cleaned and ready for people to show up and walk around.

"You've got to depersonalize the house and not make it your own as much when you're putting it out on the market. So that's one of the biggest factors as well," he said.
