SARATOGA SPRINGS, N.Y. -- In a day and age where everyone's on the go, it may take a while to report a problem with your apartment to your landlord, delaying the process and potentially causing some tension.
"Landlords want to have happy tenants that will continue to rent from them. Tenants want responsive landlords. I think there's a good middle ground that everyone's trying to get to. They just don't have the tools to do it," said former landlord Chris Thompson.
It's why two years ago, Thompson decided to sell his investment properties and create WorkOrder.es. WorkOrder.es is a software program where tenants can report a problem to the landlord instantly. The tenant can then follow the process, from start to finish, add notes, and even give permission to their landlord to enter their apartment.
In just four months on the market, WorkOrder.es already has more than 125 customers who use either its free or paying options. So far, the feedback has been positive.
"Everyone involved knows the work order was submitted, it was assigned to somebody, it was completed in a timely fashion and then it was closed out," Thompson said.
Thompson said WorkOrder.es simplifies and streamlines the maintenance request process, saving not only time, but also money.
"If they can save two or three hours a month using our software, the software basically pays for itself in increased efficiency," said Thompson.
Thompson said WorkOrder.es also uses analytics which can point to equipment that needs to be replaced or recurring problems with apartments.
"It really gives them a lot of insight into what their teams are working on, boost efficiency, increases tenant relations, really becomes a slam dunk, win-win for everyone."
WorkOrder.es is getting ready to send out an update in the fall that will open it to users from around the world.
